A lender accountability profile connects a mortgage lender's NYC portfolio — the properties they finance — with HPD (Housing Preservation & Development) violation and complaint data. It reveals whether a lender's borrowers maintain their properties or accumulate code violations, helping tenants, journalists, and advocates follow the money behind building conditions.
Where does the data come from?
All data is sourced from public NYC Open Data. Mortgage records come from ACRIS (Automated City Register Information System), which records all real property transactions in New York City. Violation and complaint data comes from HPD (Housing Preservation & Development) datasets. Both are updated regularly by NYC agencies.
What violation data is shown for each lender?
Each lender profile shows total and open HPD violations across all properties in their mortgage portfolio, broken down by properties with active mortgages and satisfied mortgages. Violations are categorized as Class A, Class B, or Class C per HPD classification. HPD complaint totals are also shown.
What does "presumed active mortgage" mean?
A mortgage is classified as "presumed active" if no satisfaction of mortgage document has been recorded in ACRIS for the same property by the same lender. Some satisfactions may be delayed in recording or filed under variant entity names, so this is an approximation.
Can I use this data for research or journalism?
