All Building Scores start with a base value of 100. Points are subtracted based on various negative factors such as violations, complaints, and litigation. Points are added for positive factors like the absence of recent violations or complaints. Penalties are adjusted according to the number of units in the building. Fewer units result in more severe penalties to ensure fairness across different building sizes. In some extreme cases, the Building Score of a property might fall below zero, indicating very poor building management.
The Building Score is an objective assessment tool designed to evaluate the overall condition and management quality of NYC buildings using a standardized algorithm. This score is derived solely from public records filed with the city, ensuring consistency and impartiality across all buildings. It is important to understand that the Building Score is based on the same criteria for every property. Consequently, the Company declines any responsibility for potential losses in business or other repercussions that may result from a low Building Score. Users should consider the Building Score as one of many factors when making informed decisions, recognizing that it reflects publicly available information processed uniformly for all properties.
The Landlord Report provides comprehensive information about the properties associated with owners/individuals whose names are on the current Multiple Dwelling Registration documents of the listed properties. Pursuant to New York City’s Housing Maintenance Code, the Department of Housing Preservation and Development (HPD) collects registration information from owners of residential rental units. Owners are required to register if they own residential buildings with three or more units or if they own one- or two-family homes and neither they nor members of their immediate family live there. Registrations are required upon taking ownership of a qualifying building, and once a year thereafter. The subsequently collected records which are displayed on Landlord Reports are all publicly available records from the Housing Preservation & Development (HPD), the Department of Buildings (DOB), and the Housing Court. It is important to note that the Company cannot be held liable for any associations the listed individual may have with property records where they are the registered contact. All data presented is sourced directly from public records without any tampering, ensuring complete transparency. Users are encouraged to perform their own due diligence by thoroughly reviewing all available records on each Landlord Report page. Additionally, a notice is displayed at the bottom of every Landlord Report page indicating that some records may pertain to previous owners associated with the listed individual. This ensures that any potential misconceptions are promptly clarified by consulting the full documentation provided.
